Wake County Market Update- July 2023

1440 Homes Closed! šŸ 

With an average of just 13 days on market

Median Sold Price: $482,500


Property Type Breakdown šŸ˜ļø

Out of the 1440 closed homes, here's the breakdown by property type:

  • 346 New Construction Homes šŸ—ļø

  • 294 Attached Townhomes šŸ˜ļø

  • 1058 Single Family Homes šŸ”

  • 85 Condos šŸ™ļø

  • 3 Manufactured Homes šŸ 


The highest priced home sold for $3.75 million in North Raleigh!

On the other hand, the least expensive home sold was a condo at $110,000 in East Raleigh.


Among the recent closings, on average most sellers are getting exactly the list price, BUT one seller received an incredible 85% OVER the asking price in Garner! šŸ¤‘


With just over one month's supply of inventory, we're still in a sellers' market!

A balanced market is typically 5-7 months of supply.
